DOWN PAYMENT - 90 day statement from the account(s) that hold the down payment. Any large or un-regular deposits may need further documentation as to the source. The statements must be up to date and show client name, banking institution, account number, and all transactions for the past 90 days. * If the down payment is from a borrowed source, please provide a gift letter and confirmation the gifted funds have been deposited into your account. *PURCHASES ONLY
EMPLOYMENT LETTER - To be prepared on Company Letterhead and display client name, time with employer, job description, guaranteed base salary, year-to-date earnings, if on probation or not, and forseeable employment. The Letter to be dated within past 30 days.
GST RETURN SUMMARY - Copy of current GST account to confirm GST payment is up to date. * FOR ALT-A PURCHASES AND REFINANCES
MORTGAGE RENEWAL AGREEMENT - Provide a copy of the mortgage renewal agreement from current lender. The agreement will show the renewal date, mortgage number, mortgage balance, property address and client name. *RENEWALS ONLY
MORTGAGE STATEMENT - To be prepared by mortgage lender (Online or Printable Version), display lender name, mortgage number, mortgage balance, mortgage payment, interest rate, renewal date, client name(s), property address and show up to date with no arrears. The statement must be dated within past 30 days.
NOTICE OF ASSESSMENT (N.O.A.) - Canada Revenue Agency (C.R.A.) delivered by way of paper or electronic version from Canada.ca web site (must be full version). * Include ALL pages.
PAY STUB - To be dated within past 30 days and most recent. Must show base income, any bonuses or overtime, and show employers name, client name, pay period cut off, year-to-date totals and taxes withheld.
PROPERTY TAX STATEMENT - To show parcel address, title number, legal description, roll number, current balance, annual property tax amount, and display any arrears. Must be most current year's tax statement.
RENTAL CONTRACT - Valid Rental Contract that shows monthly rent and start and end date. * When rental contracts have expired and tenants are month to month you will need to provide the last three months bank statements to confirm rental income is still being received. * CLIENTS WHO OWN RENTAL PROPERTY
SEPARATION AGREEMENT - A fully executed separation agreement outlining the full breakdown of the separation is required for the SPOUSAL BUYOUT program, and PURCHASE or REFINANCE transactions for those who are now legally separated.
T1-GENERAL - Must include ALL pages of the T1-General Return including ALL Schedules and Statement of Real Estate Rentals.
T4 - The T4 should be prepared by employer. * If the T4 is hand written, further documentation will be required.
VOID CHECK - Can be computer downloaded, or in branch with teller stamp. Must show bank account number, transit number, branch code, bank address, with client name.
